I just completed my monthly analysis of the Austin real estate market comparing September 2011 with September 2010. Austin saw its fourth straight month of year-over-year sales volume increases and the third month in which those volumes outpaced 2010 by more than 30 percent.
Austin Real Estate Market Snapshot
September 2010 vs September 2011
-
$421,648,592 – Total dollar volume of single-family properties sold, 33% more than September 2010,
-
$189,000 – Median price for single-family homes, 2% lower than September 2010,
-
1,681 – Single-family homes sold, 31% more than September 2010,
-
158 – Condos and town homes sold, 25% more than September 2010,
-
81 – Average Days on market, unchanged from September 2010,
-
2,256 – New single-family home listings on the market, 6% less than September 2010,
-
8,490 – Active single-family home listings on the market, 19% less than September 2010,
-
1,638 – Pending sales for single-family homes, 19% more than September 2010.
-
5.4 – Months of inventory of single-family homes, 1.3 months less than September 2010.
The supply and demand of homes in any market can be measured in months of inventory, which is the number of active listings divided by the average sales per month over the past 12 months. In Austin, anything under 6.5 months is a seller's market, and over 6.5 months is a buyer's market. We are currently at 5.4 months, which indicates a very tight supply of homes for sale.
If you're in the market to buy, there are lots of buyers competing for a relatively low number of homes for sale. The best properties are gone in a matter of days, so send me your search criteria and I will get you setup on a custom MLS search that will send you email alerts the moment new listings hit the market.
If you're thinking about selling, we have 19% fewer homes on the market and 30% more transactions than this time last year. However, the market varies widely depending on where you live, so send me the details on your home and I will get busy preparing a comprehensive analysis of your home's value in today's market.
Thank you for taking the time to read my newsletter! I'm always here to help, so please contact me if you have any questions or are getting ready to buy or sell. And remember I always appreciate your referrals.
